You don't need enterprise software

Most construction management software is built for companies with 50+ employees, dedicated project managers, and IT departments. If you're a solo GC or running a crew of 2-5 people, those tools are overkill — and priced to match.

What you need is software that handles the actual work: tracking projects, sending invoices, managing subs, and keeping clients informed. No six-month implementation. No training certification.

What to look for

Invoicing that doesn't feel like accounting

You're not an accountant. Your software shouldn't require you to be one. Look for invoicing that lets you create, send, and track payment status in a few clicks — not a dozen menus.

Project tracking without the bloat

Gantt charts and resource leveling are great for building a hospital. For a kitchen remodel, you need rooms, tasks, and progress tracking. Make sure the software scales down to your actual workflow.

Subcontractor management

If you work with subs, you need to track who's on which project, verify their licenses, and know when they've been paid. Bonus points if the software handles W9 collection and compliance checks.

Client communication

The fewer "how's my project going?" calls you field, the more time you spend building. A client portal where homeowners can see progress, photos, and invoices eliminates most of those calls.

AI that saves time

AI in construction software should handle the tedious stuff — generating estimates, drafting emails, checking compliance. If the AI features require a PhD to use, skip them.

What to skip

  • Tools that require a salesperson to set up — if you can't self-serve, it's not built for solo operators
  • Per-seat pricing over $100/month — you're one person, the pricing should reflect that
  • Software that doesn't work on mobile — you're on the jobsite, not at a desk
  • Anything that requires an annual contract to try — you should be able to test it for free
